These terms govern use of the Custom Home Builder Biddeford website, where people learn about building a new custom home in Biddeford and 17 nearby towns and send us estimate requests. A house we build is covered by its own written building contract, and these terms do not change it.

Each cost figure on the site is a planning average, not a quote or an offer. We text only with your consent, a reply of STOP ends those texts, and Maine law governs these terms.

By using this website you agree to these terms. Any house we build for you is governed by its own signed contract, which nothing here alters.

Who May Use This Site

You must be at least 18 to use this website, and by using it you confirm that you are.

Acceptable Use

Use this site freely to learn about building a new home and to tell us about your land. Please do not enter false details or someone else's contact information, and do not attempt to interfere with how the site runs.

Cost Figures and Estimates on This Site

Every price on this site is an average drawn from many builds: the per-square-foot ranges by finish tier, the worked example on each town page and the ranges for wells, septic systems and site work. We publish them to help you plan a budget, and none of them is an offer or a quote for your house or your lot.

A price becomes binding only in a written contract that you and we both sign, prepared after we have walked your land and gone over your plans.

Estimate Requests

An estimate request or a contact form is free to send and commits neither of us to anything. We may turn down a job, such as a house outside our 18 towns or any work other than building a new custom home.

Text Message Terms

These terms apply to our texts after you agree to receive them on one of our forms.

  • What you receive: texts about your estimate request and the new home project that comes after it.
  • Frequency and cost: message frequency varies, and message and data rates may apply. Questions about your plan go to your wireless carrier.
  • Opting out: reply STOP to any text. You get one text confirming it, and nothing more unless you opt back in.
  • Help: reply HELP, or write to [email protected].
  • Carriers: carriers are not liable for delayed or undelivered messages.

Our Privacy Policy explains how we treat your phone number and your consent.

No Professional Advice

What this site says about lots, septic systems, foundations, building codes and costs is general information. Use it to start planning, not as engineering, legal or lending advice, and not in place of a walk of your own land and a check of your town's rules.

Permits, Septic Designs and Shoreland Rules

Each town's Code Enforcement Officer decides whether a building permit is granted, and shoreland zoning, flood zone or river corridor rules can add reviews of their own. When we apply for a permit for you, the decision still rests with the town, and we cannot promise approval.

A site evaluator draws the septic design from test pits on your lot, and that design can cap the number of bedrooms the lot will carry. We pass those findings on to you before a plan is priced.

No Schedule Guarantee

A new house is the longest project a homeowner takes on, and permits, test pits, deliveries and the building season all move its timing. Any timeline we give you is a plan, not a promised finish date.

Some pages point to outside sources such as town websites and state and federal agencies. Those organizations own their sites and answer for what they publish.

Limitation of Liability

As far as the law permits, Custom Home Builder Biddeford is not liable for indirect, incidental or consequential damages that arise from using this website or relying on its general information. Work performed under a signed contract is outside this limitation and is governed by that contract.

Changes to These Terms

We may revise these terms at any time, and the version on this page is the one in effect. If you keep using the site after a revision, you accept the revised terms.

Governing Law

These terms are governed by Maine law. Any dispute about this website belongs in a state or federal court in Maine.
